- Contract & Deposit: Ratified agreement is distributed to all parties to trigger the official start.
- Architectural Drafting: Concept plans are sent to the architect for Preliminary Construction Plans.
- Client Review: You review and approve the preliminary plans.
- Final Drawings: Architect produces Signed and Sealed Construction Drawings while the civil engineer drafts the Site Plan.
- Final Approval: You sign off on the Site Plan for permit submission.

- Pre-Mechanical Meeting: An on-site walkthrough to confirm:
- HVAC and hose bib locations.
- Electrical layout (walking the site with the electrical company owner).
- Finalized appliance and flooring choices.

Construction & Mechanicals
- Lot Stake-out: The lot is staked; you are invited to walk the site to see the footprint.
- Mechanical Phase: Trades (Plumbing, HVAC, Electric) work for 30–40 days.
- Cabinet Field-Measure: The cabinet company measures the actual framed space to finalize your order.
- The Close-In Meeting: A final walkthrough of the “cleaned” house before drywall goes up.
Tip: This is the best time to take photos or videos of the internal wiring and plumbing for future reference.

- Final Details: You select your specific countertop slabs and final paint colors.
- Site Grading: Final grading of the land, driveway layout review, and landscape installation.
- Pre-Settlement Walkthrough: Held 7–10 days before move-in to demonstrate systems and create a “punch list” of minor fixes.
- Move-In: Once inspections pass, the Use & Occupancy Permit is issued, and all balances are settled, you get the keys.
